The fee for a commercial or rural appraisal depends on the complexity of the assignment. This can range from a nominal amount to several thousand dollars. Typically, fees range $1,000-$3,500, depending on the situation.

Appraisers provide valuation services (an opinion of value) competently and in a manner that is independent, impartial, objective, and in compliance with the Uniform Standards of Professional Appraisal Practices. 

Each state’s regulatory division has three classifications of appraisers who are authorized to complete appraisal assignments: Licensed Appraiser, Certified Residential Appraiser, and Certified General Appraiser. Certified General Appraisers can appraise any type of property. Residential Appraisers can only appraise residential properties up to $1,000,000 and non-residential properties up to $250,000.

At Compass South Appraisals, the majority of our appraisers are Certified General Appraisers, which is the highest licensing level. We have appraised properties ranging from 50 square feet for a power line easement to over 50,000 acres of timberland, plus all types of commercial improved properties. 

Typically, appraisals always include land. However, there are a few instances where this would not be the case, such as for insurable value or a tax appeal, but 99.9% of the time, this information is required by our clients for various purposes.

This varies depending on the complexity of the assignment.  For example, a 16-house commercial poultry facility will take substantially longer than 150 acres of cutover timberland.  However, in general, our turnaround time is 10 – 15 business days.
